CONSTRUCTION OVERSIGHT

On-site eyes so you don't need to be.

Once construction begins, we monitor progress, manage progress claims, enforce quality standards, and resolve issues before they become delays or cost overruns. You receive regular reports without needing to set foot on site.

Initial Consultation

You reach out and we arrange a no-obligation discussion to understand your site, your goals, and your timeline. This is a free, confidential conversation — no pressure, no obligation.

STEP 02

Feasibility Assessment

We assess your site's development potential — zoning, highest and best use, estimated costs, and projected returns. You'll receive a clear feasibility summary before any commitment is made.

STEP 03

Proposal & Agreement

We present a detailed management proposal outlining scope, responsibilities, fees, and timeline. Once agreed, a formal development management agreement is executed by both parties.

STEP 04

Design & Planning

We engage our architect and consultant network to develop the design concept and prepare your Development Application. We manage all council communication and approvals on your behalf.

STEP 05

Builder Tender & Contract

Once DA is approved, we run a competitive tender process, assess responses, and recommend the best builder. We negotiate and finalise the construction contract on your behalf.

STEP 06

Construction & Oversight

We manage the build from sod-turn to practical completion — inspecting progress, reviewing claims, resolving issues, and keeping you updated every step of the way.

STEP 07

Practical Completion & Handover

We conduct final inspections, manage the defects process, and coordinate handover. Whether you're selling, renting, or occupying — we ensure everything is in order before we close out.

Our development management fee is a fixed amount agreed upfront and based on the scope and complexity of your project. There are no hidden charges, no percentage creep, and no surprises — just a clear arrangement before we begin.

Because every project is different, we provide a detailed fee proposal after our initial consultation and feasibility review. This ensures our fee is appropriate for your project size, not a one-size-fits-all figure.

Do I need to have land already to engage Kaizen?

No. We work with clients at all stages. If you already own land, we can begin with a feasibility assessment. If you're still looking, we can advise on site selection and development potential before you commit to a purchase. Either way, an initial consultation is always the right first step.

What size projects do you manage?

We manage projects of varying scale — from simple two-lot land divisions and dual occupancy homes through to multi-dwelling residential developments and apartment projects. Our current portfolio includes projects ranging from two homes to 110-lot land estates. We'll be upfront if a project is outside our scope.

How much does development management cost?

Our fee is a fixed amount based on project scope and complexity — agreed upfront before any work begins. We provide a detailed fee proposal following our initial consultation and feasibility review, so you know exactly what our engagement costs before you commit. There are no percentage-based fees or open-ended charges.

How involved do I need to be during the project?

As involved as you want to be. Some clients prefer a truly hands-off experience and simply receive regular milestone updates. Others prefer to be consulted on key decisions like design choices or builder selection. We structure the engagement around your preference — you set the level of involvement at the outset.

Do you only operate in Adelaide?

Our primary focus is metropolitan Adelaide and regional South Australia. This is where our team's knowledge, builder relationships, and planning experience is deepest — and where we consistently deliver the best results for clients. We do not currently operate in other states.

Can Kaizen help me sell the completed homes?

While we are not a licensed real estate agent, we work closely with trusted sales agents across Adelaide and can provide introductions, assist with pre-sales strategy, and advise on timing and pricing based on our market knowledge. We ensure the project is presented and handed over in the best possible condition for a successful sales campaign.
