Selling through an agent
Plus the weeks it takes, and a buyer who still has to get finance.
PROPERTY OWNERS
If a letter from me landed in your letterbox, this page is the other half of it — what the offer actually looks like, and what your home is doing in today's market. If you found your way here another way, you're just as welcome.
No agents. No open homes. No obligation to do anything at all.
Dear Property Owner,
My name is Sudi Gorle. I'm a property investor, and I'm interested in purchasing your property.
I know your area well, so I'd only ever put a genuinely attractive price in front of you — I'm not here to waste your time.
If you're thinking about selling — now or somewhere down the track — I'd love to speak with you and put a written offer in your hands.
Warm regards,
Sudi Gorle

START WITH THE NUMBER
Type the address. That's it — no name, no email, no phone number. We'll show you what's actually happening on your street right now, drawn from every recorded sale in your suburb over the last twelve months.
THE PART NOBODY PUTS IN WRITING
Move the slider to whatever you think your place is worth. This is what the two routes actually leave in your hand, using standard South Australian selling costs.
Plus the weeks it takes, and a buyer who still has to get finance.
Settlement on your date. Lease back afterwards if you need time to find your next place.
Agent route: 2.0% sales commission plus GST (typical Adelaide range is 1.8%–2.5%), $4,500 marketing and advertising, $1,400 conveyancing, and $600 in Form 1 / statutory search fees. Auction and styling costs are not included, and would push the figure further down.
Kaizen route: no commission, no advertising, no conveyancing charged to you — we pay our own and yours. What you agree is what you receive.
This is an illustration to show the shape of the difference, not a quote, a valuation, or financial advice. Your own costs will vary with your agent, your property and your circumstances, and any actual offer we make would be set out in writing.
A one-page written offer, on letterhead, posted or emailed — your choice.
You can put it straight in the bin. Most people don't.
WHY SELL TO KAIZEN
A traditional sale asks a lot of you — months of open homes, uncertainty over whether the sale will proceed, commission taken from your return, strangers through your home every weekend.
We offer a simpler path. As active developers, we know what we want and we move quickly. When we make an offer it is genuine, the terms are set out in writing, and it is backed by a team that settles without complication.
We've been buying property across Adelaide for many years. Our reputation rests on fair dealing, discretion, and following through on every commitment.
Sell to us directly and the commission stays with you — typically 1.5–2.5% of the sale price. On a $700,000 property, that's up to $17,500.
We only make offers we are in a position to complete. Where an offer is not subject to finance we say so in writing, so you can see what you are relying on before you decide.
No signage on your front lawn. No strangers through your home on weekends. No listing on real estate portals. The process is confidential from start to finish.
We work to your timeline — a fast 30-day settlement if you need it, or an extended period while you arrange your next move.
Our offers reflect the market, grounded in genuine comparable sales. We want a transaction that works for both sides — not a low figure that wastes everyone's time.
A conversation costs nothing and commits you to nothing. If our offer isn't right for you, we part on good terms.
WHAT WE OFFER
We make genuine offers at market value — informed by comparable sales, zoning potential, and site characteristics. You'll know exactly what we're offering, and why.
Need time to find somewhere new? Want to settle quickly? We adapt to you. From 30-day settlements to extended terms of 6+ months, we structure the timeline around your circumstances, not ours.
Our purchase agreements are straightforward and prepared by experienced solicitors. We encourage you to seek your own independent legal advice — we want you confident in every aspect of the deal.
We don't buy to flip. We design and build homes that add to the neighbourhood's character. Your land becomes something the street is proud of.

REFERRAL PROGRAM
If you refer a property owner to us and we purchase their property, we pay you a referral fee — no real estate licence required, just an introduction.
It could be a neighbour who's mentioned moving, a family member with a property they don't need, or a colleague sitting on a development site. If they're thinking about selling, we'd welcome an introduction.
Referral fee applies to residential properties and land in metropolitan Adelaide and regional SA. Paid upon unconditional exchange and settlement. Terms apply — contact us for details.
HOW REFERRALS WORK
Pass on our details, or fill in the referral form below with their name and suburb. We handle everything from there — discreetly.

COMMON QUESTIONS
Yes. Our offers are based on genuine comparable sales in your area and our assessment of the site. We have no interest in low offers — our aim is a price that's fair to you and workable for our development. We'll explain how we arrived at the figure, and we'll listen if you see it differently.
No. You're welcome to engage an agent, but it isn't necessary — we deal directly with property owners, which saves you the commission. We do recommend engaging your own independent solicitor to review any contract we put forward; it protects your interests.
We're primarily interested in residential land and homes across metropolitan Adelaide and regional South Australia — particularly properties with development potential. This includes corner blocks, larger allotments, properties in medium-density zones, and rural land with subdivision potential. If you're unsure, ask — we'll give you an honest assessment of your site.
We can move as quickly or as slowly as you need. If circumstances require a fast settlement, we have the capacity to settle in 30 days or less. If you need 6–12 months to organise your next step, we can accommodate that too. Settlement timelines are always agreed upfront and locked into the contract.
Completely. We don't list properties publicly, place signage, or hold open inspections. Your neighbours won't know your home is for sale unless you tell them. Property decisions are personal; we treat them that way.
If you refer a property owner to us and we proceed to purchase their property, we pay you a referral fee upon settlement. No real estate licence is required — it's simply a finder's fee for a warm introduction. The fee is paid within 14 days of the settlement date. If you're referring multiple properties, the fee applies to each successful settlement.
