Development management: service scope.

What each stage covers, the decisions that stay with you, and what sits outside the service.

Kaizen coordinates each stage you engage us for. You make the decisions marked below.

You decide: the design to submit
  3. 03Builder tender and contract

You decide: the builder and contract
  4. 04Construction to handover

    You decide: acceptance at handover
Ways to engage us

Full service

Feasibility through to handover, managed for you.

Specific stages

For example, approvals only, or construction oversight only.

Advice and review

A feasibility review or second opinion on a site.

Fees are quoted in writing after a first meeting.

Outside the service

A licensed builder carries out construction under the relevant building contract.

  • We don’t manage rental properties or tenancies.
  • We don’t give financial, legal or tax advice.

You own the land and the result, and make the key decisions at the stages set out in the agreement. Each engagement covers only the stages agreed.

Common questions

Development management

Do I need to own land already?

No. If you own land, we start with a feasibility review. If you are still looking, we can assess a site before you buy it.

What size of project?

From two-home sites and simple land divisions to multi-home and larger land projects. We will tell you early if a project is outside what we do.

How much does it cost?

We give you a written fee proposal after the first consultation and feasibility review, based on the scope and complexity of your project.

Who builds the homes?

A licensed South Australian builder, under a contract with you. We run the tender, review the contract and oversee the work on your behalf.

How is this different from a joint venture?

You keep ownership and the result of the project, and you pay us a fee. In a joint venture, the result is shared as the agreement sets out.
